Today’s excitement came in two waves starting off with the joy of logging onto the credit union’s bill paying application and sending a “kiss off” final payment for the Traverse to the rat bastards who bought the loan six months from maturity with very little warning that I’ve done a couple of deep dives on earlier this year.

I can assure you they and that payment will not be missed! Now hopefully they’ll keep their wits together long enough (along with the dodgy mail carriers!) and get the title cleared and to the house without making a complete farce of this simplest of tasks.

After dropping Nicholas off at work, round two was a hearing before the Wake County Board of Equalisation who was the subject of another deep dive earlier in the year. I have to say that this BOE contingent was far more fun and pleasant in spite of all of the wretched masks…unlike the lot in 2011 comprised of failed political hacks warming their seats at taxpayer expense to say “NO” to everyone who appealed, these members were actual professionals in the real estate and appraisal industry which is a real pleasure to deal with.

And even though we disagree quite wildly on the valuation and the method they use to get to that astronomical number they pitched, I genuinely enjoyed the process this time. You get a few minutes to make your pitch, they ask questions, and generally a good time was had by all except apparently Katie was not fond of a fuzzy bug in the room where I had stashed her and Alex whilst the hearing was in play.

I also enjoyed the fact that whilst their desire to concentrate solely on the value by square foot, the Machinery Act as implemented by the State Property Tax Commission makes it quite clear that appraisal by square footage is generally irrelevant for residential property that is not income-producing.

I may have to appeal to the State PTC but considering I’m batting a thousand against Wake County in PTC proceedings so far with the exact same arguments I used today…I’m pretty sure their wishful thinking of an appraisal ultimately will not stand. I won’t get the insanely low number I pitched either but I think there’s a fair midpoint to be found and they really should take the hint to go ahead and fix the rest of the neighbourhood who are similarly overvalued or they’ll find themselves flooded with appeals next spring.

Now, I could have done without the bucketing rain and resulting unplanned shower as I was dropping Alex and Katie off in Garner but by and large this was a good day. 🙂

Even if I had to wear that wretched mask whilst doing my song and dance for the BOE whilst my glasses were fogging all of the time! 🙂
